Development of big business, industrial and residential facilities, such as office, shopping and entertainment centers, hotel complexes, tourist villages, technoparks, industrial zones, clusters, etc., involves a large number of risks for the developer at all stages of project implementation - idea, business plan, design, construction, operation.
In the early phases, the developer faces the risks of misjudging the scale of both the planned facility and the infrastructure required to operate it. Even worse: after commissioning is completed, it may turn out that the legal model of power center ownership, which was included in the business plan, falls apart like a house of cards after the first contact with electricity market regulators, and this instantly “kills” the project.
